On this episode of Sac N Gaged, we’re chatting with my personal home inspector, George O’Neill of Nspectrite, to get the 4-1-1 on why a home inspection is vital when buying your house.
Sacramento offers many home inspection services, but I choose George time and time again because of his unique qualifications and experience. First-time homebuyers are often unsure about what a home inspection really entails. It’s relatively simple: a home inspection is a general picture of the condition of a home. This snapshot covers vital areas like plumbing, heating and air, structure, roofing, electrical, and other major functions of the home.
Throughout the home inspection, George looks for problematic areas as well as potential concerns that could be an issue down the line. No house will be perfect, but it’s important for buyers to have all necessary information to make the best purchase decision possible and feel comfortable moving forward.
Once the home inspection is complete, buyers will receive a report from George, typically within 24 hours. Ranging anywhere from 20-30 pages, the report includes a summary of the home condition along with photographs and in-depth descriptions of each area. George works hard to make every report easy to read, so then even the technically challenged will clearly identify issues that need to be addressed. It’s important to read your report thoroughly, and you’ll be able to reference it in the future if any work needs to be done in the future.
While there are many expenses associated with purchasing a home—a home inspection being one of them—it’s important not to skip this step if you want true peace of mind. George bases his pricing on the square footage of the property, with a standard cost of $300-$600 depending on the size. Foundation types also affect the price, with added fees for raised foundations (and yes, George will crawl under a house to check every inch of a property). Considering that a home inspection could save you thousands of dollars in repairs, this is a small price to pay to ensure you know exactly what you’re buying.
